EMERGENCY EXIT INFORMATION
- The primary exit route is through the ground floor front door.
- The next most suitable means of exit from the ground floor is through any of the bedroom windows.
- From the upper floor, the primary exit route, should the stars be blocked, is through the balcony door.
- The alternative exit route would be through either of the upper floor windows.
- There is a mains-operated smoke detector on each floor and linked detectors in every room.
- There is a fire extinguisher in the kitchen and another on the ground floor at the foot of the stairs. Please evacuate the building first and do not put yourself in any danger by attempting to tackle a fire .

- Please familiarise yourself and all members of your party with the escape routes.
- Please check that you have mobile phone signal. In an emergency, dial 999.
The electricity meter and water stop tap are both located in the cupboard under the stairs
What to Expect at Snettisham Watermill
Linen: All 3 beds downstairs will be made up each with a fitted sheet, duvet and pillows. The sofa bed upstairs will only be made up if specifically requested. In hot weather, please feel free to remove the duvets and just use the covers like a top sheet. There is an electric fan and radiator in each bedroom.
Towels: Hand & bath towels will be provided but please do not remove these from the property – please bring your own beach towels if you intend to use the beach. Oven glove & tea towels will be provided in the kitchen.
Dogs: The furry members of the family are very welcome. If they are going to sit on the furniture or beds, then I ask please that you put down the throws that are provided. There are old towels for muddy dogs in the trolley near the front, along with some toys. (I would really appreciate you popping the towels in the washing machine before leaving, if used).
Kitchen Equipment: All standard cooking and serving equipment for up to 6 people is provided (inventory on the website). Please ask if there is anything else you need.
Consumables: We provide washing up liquid, basic cleaning equipment, kitchen roll and 2 toilet rolls per bathroom along with some tea bags, instant coffee and sugar. For further shopping, there is a Co-Op about a mile away in Snettisham; Lidl at Heacham; Tesco & Sainsburys at Hunstanton and all the large stores in Kings Lynn.
Washer-Dryer (combined): is located downstairs in the family shower room. Detergent is kept on the shelf above.
Hairdryer: is located in the top drawer of the master bedroom wardrobe unit.
Iron: is located in the master bedroom wardrobe unit. An ironing board is kept in the cupboard under the stairs.
Check In & Out: Please arrive anytime after 4pm on your day of arrival. You will be provided with the code for the key safe a couple of days before. The key safe is located to the right of the front door. Please make yourself at home and enjoy your stay. We know you will be sad to leave, but please arrange to depart by 10am on your final day, so that we can thoroughly clean the entire Mill ready for the next guests. I encourage you to put the key back in the safe when going out, but if you choose to take it with you, please look after it and replace it before you leave as there is a charge of £50 per lost key.
Parking: There is parking for up to 3 cars but please park close to the mill and avoid blocking the lane. There is a pedestrian/cyclist right of way past the mill at all times and occasionally a vehicle needs to pass.
EV Charging: Electric car drivers are welcome to top up their charge using the 3-pin outside plug in the back garden. A 6m 3-pin cable will be needed to reach the parking space. I can lend you a cable (to use with your vehicle at your own risk) but you will need to request it at least a week in advance to ensure that it is at the mill. This will provide a slow charge of approximately 2-3kwh. A faster charger will be installed soon, in the meantime, they are available at Tescos or the Central or Valentines car parks at Hunstanton or several locations in King’s Lynn, including St James car park and most of the supermarkets.
Garden: The guest garden is accessed through the wooden gate by the parking area. This is completely private for your use (not covered by the CCTV). Several seating areas are provided Cushions for the sun loungers are kept in the wooden storage box, please replace them after use.
You are also welcome to enjoy shared use of the woodland garden across the bridge, as far as the wooden fence with the life ring on it, which is the boundary of the watermill garden. Please do not trespass into our neighbour’s garden. Also, for your own safety, do not go near the beehives unless accompanied by the beekeeper.
BBQ: You are welcome to use the barbeque but do not leave it unattended and please ensure that it is fully extinguished before you leave the garden. NB for safety, the BBQ may be withdrawn during exceptionally dry conditions.
Bin Day: is Friday, they will be collected on alternate weeks from the side of the building, there is no need to put them out.
Water Management: The Mill Owner is responsible for the level of water in the Mill Pond and upstream river. On occasions, some action will be needed at the sluice gate during guest stays. The Mill Owner or another keyholder will enter the property through the woodland only to carry out necessary water management tasks and will try not to disturb you, Thank you for your understanding.
Wifi: Due to the age & structure of the building, fibre wifi is not available, it is delivered through a phone signal. There is a reasonable signal throughout the building, but connecting several devices at the same time can unfortunately slow things down. I hope this does not inconvenience you too much.
Instructions for Operating the Upstairs Heater / Air Conditioner
- Point remote control at bottom right-hand corner of the unit
- Press “STOP”/”START” button to activate
- Set “MODE” to “HEAT” or “COLD” as needed/
- Press “+” or “-“ to reach desired temperature – between 20 - 22°C is comfortable.
- Set Fan Speed to “LOW”.
- Unit will operate automatically with rise or fall in temperature and can be left on throughout your stay, if you wish.
- Press “STOP” to shut down the unit.
Instructions for Operating the Downstairs Heating
- The Radiators in the master bedroom and hallway and the heated towel rails in the bathrooms will be pre-set to a comfortable temperature for the time of year.
- To increase or decrease the temperature, press “up” or “down” arrows on the control pad then OK to set.
If Additional Heating is Needed
There is an oil-filled electric radiator upstairs, in each bedroom and in the cupboard under the stairs – feel free to use them.

Don’t miss Sandringham House & Gardens, Snettisham’s own Park Farm, the striped cliffs of Hunstanton, Norfolk Lavender & the historic quarter of King’s Lynn.
Slightly further afield, Wells-next-the-Sea is a lovely town & beach with iconic beach huts and the nearby National Shrine at Walsingham and Houghton Hall are both very interesting.

The River Ingol
- Catchment: The river drains a basin area of approximately 34.4 square kilometres.
- Significance: Despite its short length, it is one of only about 200 chalk rivers
in the world, known for their clear water and biodiversity.
The River Ingol is a spring-fed chalk stream in West Norfolk, with a length of just 6.5 miles (10.4km)
The source of the river can be found a little to the west of the village of Shernborne, about 30 metres (98 ft) above sea level. It flows in a westerly direction across agricultural land towards Snettisham, and north of the village of Ingoldisthorpe.
After passing through Snettisham Watermill and its mill pond, the river flows again across open agricultural land. The river's course has been modified but there are no embankments or flood defence structures to date. The lowermost reaches of the river run parallel to the coastline where the river backs up into a series of ponds and tidal flaps, discharging into the sea at low tide. These brackish lagoons, intertidal mudflats, and salt marshes are managed by the RSPB and host a selection of birds, plants, and rare invertebrates.
On Faden’s map of Norfolk of 1797, the tidal ponds of today were part of what was then Snettisham harbour and salt marshes, which was also then the mouth of the River Ingol
Chalk rivers emerge from the chalk aquifer, so the very pure water is rich in minerals and remains at a fairly constant temperature year-round. This lets diverse aquatic plants grow, including various species of water-crowfoot and water star-wort. The plant diversity and good water quality supports many invertebrate and fish species
Anglian Water funded the creation of a natural treatment wetland at nearly Ingoldisthorpe, instead of a traditional chemical upgrade. The wetland was developed by Norfolk Rivers Trust in 2018 and acts as a giant, living water purifier.
This innovative solution hasn't just helped the river; it has created a healthy habitat for the whole valley, with amphibians, birds, bats and pollinators all benefiting from the new wetland.
